Case Study

Appointed by Hibernia Real Estate Group to support the delivery of a large-scale commercial office development at Clanwilliam Quarter (c. 300,000 sq ft GIA).

Caris provided senior client-side support, leading the procurement strategy and commercial negotiations for the project and ensuring alignment with programme, risk and organisational priorities.

Key responsibilities included:

  • Leading the appointment of a multi-disciplinary consultant team, preparing and negotiating multiple bespoke professional service contracts
  • Developing and implementing the contractor procurement strategy, based on Early Contractor Involvement (ECI) to enable early market engagement, collaborative design development, risk mitigation and cost certainty .
  • Leading the competitive tender process including the structure of the tender pack and evaluation frame-works.
  • Leading the development of the contractor contract templates, collaborating with the client’s legal advisors on key clauses to protect the client’s interests, balance risk and support collaborative delivery.
  • Representing the client in commercial negotiations across all stages of contractor appointment.
  • Collaborating as a key team member with the Development Director, Head of Project Management, cost management advisors, Design Team and internal client teams.
  • Establishing a project wide Owner Controlled Insurance Programme – (OCIP).
  • Supporting the Development team with key project governance and reporting requirements.
